Our campsite is located in the rolling hills of the Puy-de-Dome, beautiful views and villages where time seems to stand still.
The 6.5 hectare site consists of 2 parts: a camping site with about 40 pitches and a site with 21 mobile homes. The camping pitches are located around a beautiful large playing field, which is unique in France. There are a number of rental units, including 4 new safari tents and 3 tunnel tents. These accommodations are fully furnished and the inventory is also included in the sale. All camping pitches have an electricity connection and a number of water taps are available on site.
The sanitary building consists of (family) showers, (children's) toilets, sinks and is well maintained. The hot water supply consists of 4 electric boilers.
The mobile home site is located separately from the campsite, where 21 (Dutch-speaking) owners rent a yard for the entire season. These regular guests pay a fixed annual rental price excluding gas, water and electricity.
There is a large swimming pool available, which is located next to the campsite for safety.
There is a successful restaurant and bar available with a license 4 (serving spirits). Camping guests and visitors from the region know where to find the terrace for a cocktail, drink or a delicious ice cream. A professional kitchen is available with full equipment to prepare excellent meals for large groups.
There is a house available with 3 bedrooms. There is also a well-maintained shed with ample storage options for all camping materials. The sale includes all materials required for maintenance.
There are various expansion options available on the site, for example installing rental accommodation or creating an additional owner's home.
The average turnover over the past 5 years is more than 150,000 euros and there is an excellent result, which means there are (limited) financing options. It is a beautiful child-friendly campsite with a guaranteed income and completely ready to move in. Many reservations have already been received for the new season and a good start can be made immediately.
The campsite is located in central France, also very suitable as a stopover to the south of France due to its favorable, quiet location a short distance from the A71.
