Campsite for takeover in the French Pyrenees Aude

We offer our campsite*** in the low mountain range of the French Pyrenees for takeover.
Our camping site covers 3 hectares with a house and adjacent to the camping site there is pasture land where, for example, horses can be kept for private or commercial purposes.
The campsite has been in the hands of Dutch owners for over 20 years and can count on regular returning guests. There are 72 recreational pitches and 18 pitches for mobile homes/chalets (of which 14 permanent annual pitches, with an annual contract, which provide a fixed income!) Furthermore, we have 2 safari tents for rental purposes and several larger camping tents including the Waard and Lodge Safari tents and 3 mobile homes.
The clientele is mainly Dutch, French and Spanish in high season. The campsite is run by an enthusiastic couple with some help from holiday workers in high season.
There is a small catering facility with a category III liquor license and a kitchen built in 2019 with professional equipment. There are also two sanitary buildings and a reception. The swimming pool was renovated in 2018.
The campsite has a permit to be open all year round. You can generate extra income In the winter months by renting out accommodations due to the location of a ski station 10 minutes away.
The area is ideal for sporting activities such as hiking, mountain biking, cycling, horse riding and mountain sports such as rafting, canyoning, rock climbing, etc.
Owner's house present with 3 bedrooms and a spacious terrace. The campsite is ready to move in, meets all (safety) requirements and is fully connected to the sewer.
The whole is sold as “Murs et Fonds” (land, buildings, house, inventory, goodwill).
Ben je van plan het roer om te gooien en ben je serieus dan is onze goedlopende camping een mooie kans. Wij zien serieuze reacties graag tegemoet. Je dient wel over voldoende financiële middelen te beschikken. Bij de verkoopprijs zijn de makelaarskosten niet inbegrepen.
