Property Description
The town of Luttre (municipality of Pont-à-Celles) is located along the Charleroi-Brussels canal, in the province of Hainaut. Fun fact: this is where the roots of the famous jazz guitarist Django Reinhardt lie. His own style, gipsy jazz (or jazz manouche), is honoured every year with a well-attended jazz festival. Every summer, the 'Tour de la Madelaine' also takes place here. This unique procession is included on the UNESCO World Heritage List.
On the Charleroi-Brussels canal, in the town of Luttre, and in a strikingly green environment, lies the former campsite "Trieu du Bois".
The camping site is situated in a U-shape around a house and is approximately 1 hectare in size, of which 7,110 m² is privately owned and approximately 2,800 m² is rented from the Fabrique d'église at a rental price of 50 euros per year.
The site has 44 pitches with electricity connections and buildings to be renovated (a garage, wooden reception building, a sanitary block and a modest caretaker's house).
The caretaker's house is in fact a converted mobile home with furnishings.
The reception building with a small bar needs to be completely renovated.
The sanitary block is fine, but needs to be refreshed.
The grass is always neatly mowed by an 'old' camper who still stays there.
The campsite was closed in 2020 due to the advanced age of the owner-operator.
In 2003, a permit was issued for the exploitation for 44 places, of which 28 seasonal places (mobile homes) and 16 places for passers-by. This permit expires on 17 June 2023.
The fire safety certificate expired on June 27, 2021.
The CGT certificate for the designation “camping touristique” is valid until 26 March 2026.
The site is largely connected to the sewerage system.
There is an 800 liter propane gas tank (owned).
Camping Trieu du Bois deserves to be restored to its former glory. There is a great need for a small-scale, old-fashioned campsite in this region.
There is plenty to do around the campsite, both in Pont-à-Celles itself and in the nearby cities of Mons and Charleroi. How about a boat trip on the Ronquières inclined plane and a visit to the impressive hydraulic boat lift. Or with the kids to the Walibi amusement park (30 min) or Pairi Daiza animal park.
The campsite is located near 2 nature reserves and from the campsite you can walk over the bridge to the Ravèl, the kilometer-long cycling and walking path along the canal.
A large part of the terrain falls within a flood zone with low risk (yellow area on the water map). There are therefore no restrictions in this respect and the campsite may be open all year round (which is not the case with campsites that are in the orange or red zone).
There is a government drainage pumping system that keeps the ground dry, but these pumps have been turned off since they closed in 2020, so the terrain can be boggy during heavy rainfall.
This concerns the private sale of the property.
NOTE: This terrain is sold without valid certificates and permits. In order to reopen the campsite, you as the new owner will make it your personal business to obtain a new environmental permit and fire safety certificate at your own expense and also to have the pumping system put back into operation by the government.
