The village of Forrières-Ambly (municipality of Nassogne) is located in the Famenne nature reserve, and on the Lhomme river, a tributary of the Lesse.
The nature reserve is the permanent habitat for deer, wild boar, stags and other game. Special bird species breed along the fish-rich rivers.
Nassogne is a warm, hospitable community.
Five kilometers away, in the Abbey of Notre Dame de Saint-Rémy in Rochefort, Cistercian monks brew the Trappist beer Rochefort.
Forrières-Ambly is a 15-minute drive from the attractive shopping town of Marche-en-Famenne.
The super cozy, small-scale Camping Relaxi is located in a green area, on the river Lhomme.
The site, which covers almost 2.8HA, has 67 spacious places, a large fish and recreation pond, a main building with veranda, reception at the equipped bar, catering kitchen, private residence and sanitary block. The sunny terrace overlooks the playground and the pond.
This concerns the transfer of the shares of the private limited company that was established in 2023.
Included are all real estate, facilities, and virtually all movable property and equipment, as well as a caravan with awning and 4 gypsy wagons.

In the basement of the main building. Entrance from outside via short staircase down. Divided into washroom, men's section with 3 toilets, 1 urinal, 2 showers and 4 sinks, women's section with 4 toilets, 2 showers and 3 sinks and children's section with 1 shower and 1 sink.
TERRAIN
From the road there is a driveway to drive in and a 2nd driveway to drive out. Parking for 15 cars. Garage and shed (7.30 x 3.40) with a large sink for dishes on the side wall. Sea container and former cold room for storage.
Nicely landscaped grounds with flower beds, boxwood balls and gravel paths along the pitches.
Good outdoor lighting. All pitches are numbered and have their own electricity. Waste disposal point for chemical toilets at the rear side wall of the main building.
Barbecue area with covered terrace/outdoor kitchen by the pond.
ENTERTAINMENT
Very nice for the children is the fenced piece of land at the main building to keep a Shetland pony or donkey, chickens and rabbits. On the pond are rowing boats and pedal boats in the shape of a swan. The pond is full of trout and therefore ideal for fishing for a tasty evening meal.
The playground has a fixed ping-pong table and fixed chess game, swings and climbing frames. There are also go-karts and a bouncy castle (with safety certificate).
The campsite owners organize all kinds of activities for young and old, from Easter egg hunts to barbecue parties.
Camping Relaxi mainly relies on a large group of regular guests who return every year.
PARTICULARITIES
All electrical installations are AREI compliant, OCB report valid until 30/09/2028.
The fire prevention report of 15/12/2023 states that the campsite meets all requirements.
The fire safety certificate (ASI) is valid until 18/12/2028.
Unique permit (environmental and building permit), valid until 23/07/2044.
CGT inspection report dated 22/05/2024 states that everything is complete and compliant.
CGT certificate for bearing the protected designation "Camping Touristique", 2 stars, obtained on 20/02/2024.
The campsite is located in a flood-prone area, in a yellow zone (low risk). The bank of the site, the strip along the Lhomme, is in a red zone (high risk).
The area in the red zone must be completely evacuated between November 15 and March 15. Since all the pitches are in the yellow zone, they may be rented out all year round.
Camping Relaxi is allowed to remain open all year round, but the current owners close the campsite between 1 October and 30 March.
WATER PURIFICATION
Within 6 months after transfer of ownership, the new owner will have to install a water purification system of at least 112 EH at his own expense (according to Eloy's quotation, the costs amount to approximately 50,000.00 euros for the installation of a 90C-115EH system).
REASON FOR SALE
Despite being of no importance, candidates often ask for the reason for selling. We will therefore give you this information in advance. The campsite owners are hosts and hostesses in heart and soul. They would love to continue with this campsite for many years to come. They love the place and can in principle make a good living from the turnover. Unfortunately, however, bookkeeping has not proven to be their strongest side and the French language remains a difficult barrier for them. That is why they have decided to continue their qualities as hosts elsewhere in a way that better suits their possibilities.
