Camping Aller-Leine-Tal, is located in the valley of the same name of both rivers, on the edge of the Lunenbürger Heide, in the town of Engehausen, in the German state of Lower Saxony. The campsite is located on an enormously extensive network of cycle and hiking trails and near a large safari park and the historic town of Celle. A trip to the Hanseatic city of Bremen is also very worthwhile.

Camping Aller-Leine-Tal is unique in several ways. Guests rate this accommodation with no less than an 8.5/10. There is plenty to do and experience for young and old on the site and in the surrounding area. Most guests choose a long stay. Due to its location near the A7, this campsite is also an ideal stopover for travellers. The site has a huge natural pond for swimmers and fishermen. The peaceful river Aller is wonderful for canoeing. You can board and moor from your own jetty. Swimming in the river is also permitted. You can enjoy a delicious meal in the cosy restaurant or on the sunny terrace.

THE MAIN BUILDING
The main building includes the reception, a restaurant with 40 seats inside, approx. 30 on the terrace, a fully equipped catering kitchen, F&B storage, cooling/freezing room, technical room, and 2 large storage rooms/sheds (10 x 3.6 and 12.5 x 7.4) for tractor mowers, garden furniture, archives, etc.

THE PRIVATE HOME
This ready-to-move-in chalet (10.8 x 7.5) has a large living room with modern, fully equipped open kitchen, 3 bedrooms and a bathroom. The private chalet has a garden house in the same style.

THE CAMPING SITE
This site covers 82,568 m². All 125 sites are spacious and each equipped with 16A electricity. Of these sites, 37 are permanently rented. The chalets on these 37 sites are owned by the tenants of the land (and are therefore not part of this sale).
There are 9 places with safari tents (2), log cabins (4), chalets (2) and 1 pod. These rental accommodations offer space for 2 to 6 people. The 2 chalets have a furnished kitchen and bathroom.
The remaining places and tent fields are intended for passers-by. What also makes this camping unique is that guests can choose their own place.
There is also a playground, a mini golf course, a large swimming/fishing pond, a jetty, good infrastructure, well-lit paths and, above all, lots of greenery.

THE TOILET BUILDING
The large sanitary block has separate ladies' and gents' units with fresh sanitary facilities (showers, washbasins, toilet), a central communal area with washbasins, a baby room, and a laundry room with washing machines and dryer.

PARTICULARITIES
The campsite is connected to the public sewerage system. Special place for discharging chemical toilets. A number of chalets on the permanent rented places have their own septic tank.
The rental agreements of the 37 permanent rented places are to be respected. Of those 37 chalets, 12 are permanently occupied in the main residence.
The campsite has all the necessary, valid permits and approved electrical installation. There are no urban planning violations.
Strong WIFI signal in and around the main building.
The operation is managed by a sole proprietorship.
All movable property belonging to the operation is included (tractors, mowing bars, furniture, (kitchen) equipment, etc. etc.).
