Our campsite is located in beautiful Ausseerland in Styria, Austria.
The campsite is quietly located on the outskirts of the village of Bad Mitterndorf, yet within walking distance of the village centre, where several shops and restaurants can be found.
The region is very popular with nature lovers. In summer, you can hike, cycle and swim in crystal-clear lakes here. In winter, there are plenty of opportunities for skiing on the Tauplitzalm, cross-country skiing (trails pass right by the campsite), beautiful snowshoe hikes, etc. There is also a riding school in the immediate vicinity. Bad Mitterndorf has a beautiful outdoor swimming pool and for less beautiful days there is the Grimming-Therme, a thermal spa with indoor pools and saunas.
The campsite covers 0.5 hectares and has a total of 36 pitches. Of these, 10 pitches are occupied by annual guests. In addition, there is one rental caravan. We are also open in winter, when we have an average of 8 pitches rented out to winter season guests. This ensures stable occupancy and income.
All pitches have power connections. These connections, including power meters and power boxes, were completely renewed in 2024. The campsite also has a fixed gas network, which is used in winter by guests who want a fixed gas connection. These installations were completely renewed in 2020.
The roof of the sanitary building was renewed in 2015. A solar thermal system was installed in 2010, providing hot water and heating.
The location of the campsite is very sunny. Due to the width of the valley, we are not bothered by shade from surrounding mountains.
The sanitary building is a large house. On the ground floor here are the sanitary facilities (showers, toilets), a washing-up area, the boiler room and the reception. On the first floor is a flat that is rented out as holiday accommodation.
This flat can accommodate up to 8 people and features a kitchen, living room, bathroom and 4 bedrooms. There is also a storage room. The attic, accessible via a loft ladder, is used as storage space.
There are also four wooden buildings on the site:
1. A carport with storage for lawnmower, snowblower, bicycles, etc.
2. A garden shed used partly in summer by flat guests for storing bicycles. A separate section serves as storage for gas hoses, power cables, etc.

4. A hütte that is currently used privately but previously served as a bar. This can be reused as a bar without any problems. A permit for this is easy to obtain.
In addition, there is an owner's house. This is a Finnish full-trunk log house of about 100 m², located at the entrance to the campsite. The house was completely renovated in 2010 and 2013 and will have a new roof in 2024.
On the ground floor are an entrance hall with ample space for coats, shoes and supplies, a bathroom with shower, washbasin and toilet, a living room with a kachelofen and a kitchen. On the first floor are a large bedroom with walk-in wardrobe and a smaller bedroom. Another storage attic is accessible via a loft ladder.
The campsite is fully move-in ready. We took over this campsite in May 2008 and have run it as a couple with care and dedication ever since. We are selling because of our retirement. We continue to live in Bad Mitterndorf and will of course be happy to support the new owners in a good start-up.
