We hereby sell our beautiful campsite in the south of Burgundy, an hour above Lyon. It is a busy campsite, because you see in recent years that we have a long season with beautiful weather. The region is on the rise, because you have a lot of certainty about the sun, but also that most sights can be reached within half an hour.
The total area of the site is over 6 hectares and borders a forest complex. The campsite is located in a playful and sloping, rural environment.
The campsite has a view of the forerunners of the Jura and overlooks its own sloping terrain. 1 hectare is arranged as a camping site with a stone sanitary building. All paths, parking spaces and the camper pitches are equipped with drainage, so that you can also generate turnover in the winter. There is a demand for this for the winter visitors to Portugal and Spain.
There are officially 22 places including a wooden house and 2 new safari tents. Everything is fully owned and there are no loans or leases on it. There is a small lake of spring water on the site, where you can swim, it is nice to expand this with a beach.
It is a farm with hobby animals that frolic around to keep the grass short, but also as entertainment for the people, who can enjoy it intensely.
A catering permit and liquor license 3 has been issued to be able to rotate the terrace. A new and approved playground will also be installed this winter.
This year the campsite is full every day from Ascension Day.
Our target group consists of people who stay 3 days or longer and a handful of travelers. Out of season it is mainly the elderly or people who are not bound by school holidays and in the high season we receive many young families.
There is room to expand the campsite and the municipality is also open to this with us. It is good for the environment and the village.
There is a house on the campsite with currently 2 bedrooms. 1 bedroom is 5×5 meters, so easy to divide into a 3rd. There is also room enough to make more sleeping quarters, such as a bed and breakfast, but that is just an idea.
Schools are close by. A primary school is 5 km away and the hardware stores and supermarket are 8 km away. A doctor or dentist is 3 km away. The neighbors are very friendly and easily accessible! It is an oasis of peace here, yet with all conveniences close by.
Due to personal reasons, we want to return to family in the Netherlands. It is a direct sale, without intermediaries, where you can invest that money in the campsite. Everything is of course recorded with a reliable notary.
