Camping for nature lovers near Haute-Fagne/Eifel
For sale is a small campsite in an attractive tourist area. Moor, rivers, forests, lakes, interesting towns in the surrounding area. † In the immediate vicinity is the nature park Hohes Venn – Eifel.
The site is in good condition, everything touched in the last years, almost without permanent campers and has possibilties for a lot of new ideas and to grow.
location
The campsite is situated in East Belgium, close to the borders of Germany and the Netherlands, at the banks of a small river in an area with a big forest, moors, small wild rivers & reservoirs. There is a large network of hiking trails, cycle paths and MTB routes in the immediate vicinity. Quiete popular, but still a secret.
Not far away are numerous beautiful and interesting towns and cities:
Eupen (3 km), Aachen (23 km) , Monschau (36 km), Spa (22 km) , Liège (44 km).
Accessibility by public transport:

– Motorway: 7 km

situation/potential
The campsite is in good condition, with all permits, almost without permanent campers and is expandable.
The campsite was hit by the flood from july 2022. We did a lot of work since then.
With the reconstruction, much has been renewed and modernised, so that there is no investment backlog.
The campsite is allowed to be called a tourist campsite (allowance of the mininistry for tourism in namur). It is a 2-star campsite. This can easily be increased, but we have deliberately refrained from doing so because we want to run a simple, basic campsite.
With its present conception, the campsite can be managed well by 2 persons. Only in the main season an additional helper is nice to have for the cleaning.
Main focus: Tents, small campervans & caravans
Opening time: Beginning of April to end of October (that's our own decision)
The guests are mainly from Germany, the Netherlands, Flanders (campsite languages mainly: German/English).
They are hiking enthusiasts, on foot or by bike, young families, a rather ecological, alternative audience.
All pitches have an electric distributors (10 A/ electricity with radio technology for reading and switching on/off from the office) 3 of them in the forest with 4 CEE sockets each.
Water and sewerage are installed for 30 pitches (we have cut this back to the manhole as we do not offer permanent camping. ) It can be reinstalled at any time.
This is a (private) sale of the property, including all buildings, movable company inventory, 4 – language website, social-media sites, transferable permits and inspection certificates. The parking in front of the campsite is servitude/easement
All permits for the operation of the campsite have been obtained
Total area: approx. 2.8 hectares of which are
approx. 9,000m² forest – the place where the tents like to be
approx. 12.000m² pitches with electricity, sanitary building, outbuildings (winter garden, electricity house) for campervans, caravans, rooftents…
approx. 7,000m² of which: house with reception, flat for the manager, large, natural flower & vegetable garden, a small pond, a large hall for equipment (& part of this area is building land). a private garden.

We run the campsite without permanent campers (1 is left…) as a tourist campsite.

House/Reception
The house has (on the ground floor) a floor space of approx. 139 m².
It contains the reception (with information material, small kiosk with organic products), the office And there ist 2 rooms, bathroom and kitchen we use private.
On the 1st floor there are an additional 2.5 rooms plus a storeroom (private flat).
Attached to the house is a large hall (approx. 146 m²) for the tools and the workshop.
There is a private garden for this house and a dog kennel which is used as a chicken coop.
Heating/hot water is oil. downstairs we mainly heat with wood (soapstone stove).
And there is another small building with approx. 60 m² – there we have only renovated the roof so far. This waits for your ideas.....
If you are curious now, you have to know, that we are a running campsite, we do not wish to have strangers on the ground. Exploring the campsite is only possible with our permission ( please make a rendezvous for this!!!) and with our company.
We definitely do not wish you to explore this campsite without us.
Turnover data will only be provided to sufficiently solvent, serious applicants and AFTER a thorough inspection under our supervision.
