Property Description

Situated just a few kilometres from the French border, the special landscape of the municipality of Estinnes is largely defined by an elongated forest massif of several hundred hectares completely surrounded by agricultural land. This region is part of the Haute-Sambre nature reserve.

The forest massif consists of several forests, including "Le bois du Chêne Houdiez". The "Chêne Houdiez" estate is located at the top of a ridge divided into a north and a south slope by a central road running across the site.

In the 1970s, the Chêne Houdiez estate was to be developed in phases into a holiday park for 146 chalets and 151 mobile homes. That project was never fully realised. It remained only the construction of the entire infrastructure to serve the initial plan and the construction of a reception building and 26 small holiday homes in stone.
In 1999, the 26 houses were sold to private individuals as houses for permanent residence, this little neighbourhood of about 5 HA was split off from the rest of the estate, received its own status and became part of the nearby village of Peissant (municipality of Estinnes).
On the country road that runs across the estate (rue Chêne Houdiez), a right of way has been established for the benefit of the residents of the residential neighbourhood.

The present domain "Chêne Houdiez" covers over 24 HA of recreational land with permission to build 44 eco-lodges. In February 2025, favourable advice was given for an expansion to a total of 100 eco-lodges and the construction of a large swimming pond.
The residents of the residential area were closely involved in the development plan which they unanimously support as this will keep the ecological character of the estate intact and this will benefit forest management.

Due to the geological richness of the ridge, Chêne Houdiez has been shaped by a wide variety of deciduous trees, shrubs, wild orchids and flowering ground cover. The former sand and clay extraction area in the middle of the estate formed a large clearing until the 1970s, completely covered with all kinds of heather bushes. Later, due to planting of birches, willows and alders, part of the heathland was lost, but it remains just as much a site of important botanical and geological value, and since 1995 has been included in the landscape inventory of the province of Hainaut.

The project already licensed provides for, among other things, :
-44 two- to four-bed eco-lodges with terrace built on stilts;
-a multifunctional building with reception and community areas for guests;
-a room for all kinds of pedagogical activities, such as 'forest classes';
-a petting zoo with goats, sheep, chickens, etc. ;
-a network of footpaths made of woodchips;
-maintenance and rehabilitation of the existing (original) vegetation, such as the heathland, special deciduous trees, ground plants like wood hyacinths and lily-of-the-valley;
-ecological sports and play park for children (tree crown path, observation towers, VVT, etc.);
-renovation of the existing tennis grounds and construction of a spa;
-expansion of the existing car park, installation of a washroom and an area for separate waste disposal.

The municipality is open to alternative permit applications insofar as your project is grafted on ecotourism.
A favourable opinion has already been obtained for an expansion to 100 holiday homes.
Ancillary land could possibly be set up as a transient campsite.

The options and facilities shown in this advertisement fall under the project to be realised and are therefore not yet in place.

In the hospitable village of Peissant, with its bell tower and cosy village pub, you can have a good time 'à la Française'.

This is the transfer of the shares of a debt-free company. The shares include this property, the complete construction file and the permits obtained.
