This authentic campsite, located in the Périgord-Limousin Natural Park is located on a 24 hectares’ domain which is composed of 5 hectares for the campsite, 4 hectares of grassland and 15 hectares of forest. This campsite has a great view on 2 castles. It has 64 unoverlooked pitches, from 100 to 200m2 with electricity. Including 13 mobile homes, 6 safari tents, 6 tents with their own WC and shower and 2 mobile homes for the staff. There is the possibility and authorization of adding 75 extra pitches.
Three living spaces made out of stone are regrouped in a very typical Dordogne hamlet:
– One 140m2 house: living room, equipped kitchen, storage areas, WC on the ground floor + 2 bedrooms, bathroom with shower, bathtub and WC on the 1st floor
– One 100m2 house: living room, equipped kitchen, fireplace, storage area and WC on the ground floor + 2 bedrooms with storage, a dressing, bathroom with Italian style shower and WC on the 1st floor
– One 100m2 loft with open kitchen, bedroom, storage , bathroom and WC
These 3 buildings are in perfect shape and could be rented as vacation rentals all year long.
The restaurant is brand new and can accommodate 35 people inside and 60 people on the first terrace. There are lounge chairs on the second terrace. This restaurant has a fully equipped professional kitchen and a covered outdoor space for doing the dishes
The aquatic space is brand new with a heated swimming pool (15x7m) with a little water fall and jacuzzi seats, a sun lounge, some aquatic games for kids and a bar with its terrace.
The sanitary unit was redone in 2016. It has a unit for people on wheelchairs as well as two professional grade washing machines and one dryer.
Two playgrounds are located on the campsite. One is shaded and for the younger kids while the older kids will be able to use the ropes pyramid, volleyball, homeball courts…
The 300m2 barn is actually used as a storage area.
The 250m2 belvedere (wooden dojo) is a peaceful place with great view on the surrounding valley. It is perfect for reading, relaxing or meditating either on couches or hammocks. It has its own book exchange place as well as tables and chairs where children enjoy drawing or doing manual activities. It is a true heaven for yoga, martial arts or people in search of meditation and peace.
The pure water source which is owned by the campsite provides water for all the living spaces
There is a private walking path in the forest around the domain. There are hundreds of kilometres of trails for walking, mountain biking or horseback riding all around.
The clientele is mostly Dutch (60%)
Located in the ‘’middle of nowhere’’ but close to everything, the surrounding area is touristic yet peaceful and it is very welcoming. Close to the bigger cities of Angoulême and Périgueux (less than 45 minutes away), the TGV train station (2 hours from Paris and 8 hours from Amsterdam) and 2 airports (Bergerac and Bordeaux).
The campsite, has the Périgord-Limousin’s Natural Park’s label, is managed by a couple of owners who would like to retire. Actually, it is only ran for a short period of time, from mid June to late August but the actual season could be stretched in order to welcome groups of hikers, bikers, weddings, yoga retreats, family gatherings…
Selling price for the entire domain: 1 345 000€. There is a huge development potential on this property and it is a true back to nature’s environment.
